The service
JokerPrice is a market data and pricing service for short-term rental hosts and property managers in the Gulf and Egypt. It includes:
- Market data: listing counts, asking prices, and occupancy and revenue estimates for destinations and districts, built from public listings on Airbnb, Gathern and Agoda.
- Pricing recommendations: a recommended rate for every night for each property you add, based on comparable listings and the rules you set.
- The pricing calendar: your properties’ nights, recommended rates, events and holidays in one place, with rate files you can download.
- Rate sends through Hostaway (optional): if you connect your Hostaway account, the nightly rates you review and approve are sent to the Hostaway listings you choose.
- The Market Atlas: a map of listings, prices and districts.
- Calculators: revenue and investment estimates for a property you own or are considering.
Market reports, the Market Atlas and the calculators are open to everyone. Pricing your own properties needs an account.
Your account
To open an account you must be at least 18 years old and able to enter into a binding agreement. If you open it for a business, you confirm that you may accept these terms on the business’s behalf.
Use an email address you control, and keep your password secret; it must be at least 12 characters. You are responsible for what happens under your account, including through API keys you create. If you think someone else has used your account, change your password and tell us through the contact form.
Free trial and subscriptions
Free trial. Every new account starts with a 30-day free trial. You don’t need a payment card to start it, and nothing is charged when it ends.
Plans. After the trial, pricing your properties needs a paid host plan. Host plans start at SAR 49 per property a month, and the price per property falls as you add more properties. The pricing page shows every plan and its current price. Annual billing costs the price of 10 months.
Payment. Polar (polar.sh) sells our paid plans as merchant of record. Polar takes your payment, charges VAT or other sales tax where it applies and issues your receipts and invoices, under its own terms of sale. We never see or store your card details.
Renewal and cancellation. A paid plan renews automatically at the end of each monthly or annual period until you cancel it. You can cancel at any time in Manage billing on your account page. Cancelling stops the next renewal, and your plan stays active until the end of the period you have paid for. Unless the law or Polar’s refund policy gives you a right to a refund, payments for a period that has already started are not refunded.
When a trial or plan ends. Your account stays open and nothing is deleted. Your properties, rules, calendars and history stay viewable and exportable. To keep pricing your properties, choose a plan.
Plan limits. Each plan covers a set number of properties. If your account has more properties than its plan covers, for example after moving to a smaller plan, it keeps them all, but you can’t add more until it is within the limit.
Price changes. We may change our prices. A new price applies to an existing subscription only from a renewal after we have told you about it by email or in the app, and you can cancel before then. Accounts created before paid plans launched keep the free allowance we announced to them until the end of 15 December 2026, Riyadh time.
Pricing recommendations and rate sends
JokerPrice recommends a rate for each night of each property you add. It does not connect to your Airbnb, Gathern or Agoda account and never asks for your passwords on those platforms. If you link a calendar export (iCal), we only read it, to mark nights as unavailable in your calendar.
Sending rates through Hostaway. If you use Hostaway, you may choose to connect your Hostaway account and pick the Hostaway listing for each property. A send happens only when you approve it. You first review the nights and rates for the next 30, 60 or 90 nights, and nothing is sent automatically or on a schedule. When you approve, we price the nights again, and the send is refused if anything has changed since your review. A send sets only the nightly price of open nights on the Hostaway listing: availability, minimum stays and bookings in Hostaway stay as they are. A listing priced in a currency other than the Saudi riyal is refused, because rates are never converted. Hostaway then passes the rates on to Airbnb and your other channels according to your Hostaway settings. You can disconnect at any time; rates already sent stay in Hostaway.
Your responsibility. You decide which prices are published, whether you enter them yourself or approve a send. You remain responsible for your listings and the prices published on them, for your Hostaway account and its settings, and for following the rules of the platforms you list on, as well as local licensing, tourism and tax requirements. Check the result of each send in Hostaway and on your listings. We are not responsible for how Hostaway or a platform applies, changes or rejects the rates it receives.
Estimates, not guarantees
Market figures are estimates built from public information, and they are labelled as such:
- Prices are asking prices: the nightly prices listings show for a stay, before fees, discounts and taxes. They are not what guests paid.
- Occupancy is inferred: we infer booked nights from changes in public availability calendars. A night that closes may have been booked, or blocked by its owner. We never see the platforms’ bookings.
- Labels show the basis: figures are marked as estimates, a destination still gathering history is marked “collecting”, examples are marked “Sample data”, and occupancy and revenue stay hidden until there is enough history.
Public data can be incomplete, delayed or wrong, and platforms can change what they show. Recommendations and estimates are not a promise of bookings, occupancy or revenue, and they are not financial, investment, legal or tax advice. Check important decisions, such as buying a property, with a qualified adviser.
Your data
Your workspace (the properties, rules, calendars and rate plans you save) is yours. You allow us to store and process it only to provide the service to you, as the privacy notice describes.
- Exports: you can download a rate file for each property, export your workspace, and download everything stored for your account in account settings (“Download my data”).
- Previous revisions: each save keeps the current version of your workspace and the previous three, so an earlier version can be recovered.
- Deleting your account: you can permanently delete your account yourself in account settings (“Delete account”). This removes your account, your workspace and its revisions, linked calendars, your Hostaway connection, API keys and the billing records we hold. Cancel a paid plan in Manage billing first; the app asks you to.
Public market data, including reports, the Market Atlas and our catalogue of public listings, belongs to JokerPrice. These terms set out how you may use it.
Acceptable use
You may use what you get from JokerPrice in your own rental business, including for the properties you manage for their owners. Please do not:
- try to access other people’s accounts or workspaces, or get around sign-in, plan limits or rate limits;
- overload, probe or disrupt the service, or collect its data with automated tools other than the API;
- resell or republish JokerPrice data in bulk, or present it as your own dataset, without our written permission;
- use the service to break the law or the terms of the platforms you list on.
API and developer use
The API and the MCP server give programmatic access to the same market data. Their use is governed by these terms together with the API documentation and API pricing, which set out each plan’s request limits and which plans include the commercial licence needed to use API data in products, reports or services you sell to others. Keep API keys secret and revoke a key straight away if it may have been exposed. Even with the commercial licence, JokerPrice data may not be resold or redistributed as a standalone dataset or data feed.
Third-party platforms
JokerPrice is independent. It is not affiliated with, endorsed by or sponsored by Airbnb, Gathern, Agoda, Hostaway or any other platform or channel manager; their names are used only to say where data comes from or where the rates you approve are sent. Data from those platforms depends on their public pages, which can change or become unavailable without notice. Your use of a platform, or of Hostaway, is governed by its own terms, and payments for JokerPrice plans by Polar’s.
Availability and changes to the service
We work to keep JokerPrice available and accurate, but we provide it as it is and as available, without a promise that it will be uninterrupted, error-free or complete. We may improve, change or remove features. If we remove a feature that is a main part of a paid plan, we will tell you before it goes, and you can cancel.
Suspension and ending
You can stop using JokerPrice at any time and delete your account yourself. We may suspend or close an account, or revoke API keys, that seriously or repeatedly break these terms, put the service or other users at risk, or where the law requires it. Where we reasonably can, we will tell you first and give you the chance to export your data.
Liability
Nothing in these terms limits liability that the law does not allow to be limited, such as liability for fraud or wilful misconduct. Otherwise, to the extent the law allows:
- JokerPrice is not liable for indirect or consequential loss, or for lost profits, revenue, bookings or business opportunities, including losses from pricing or investment decisions made using its estimates or recommendations;
- JokerPrice’s total liability to you for all claims relating to the service is limited to the amount you paid for your JokerPrice plan in the 12 months before the event that gave rise to the claim.
Governing law and disputes
These terms are governed by the laws of the Kingdom of Saudi Arabia. The courts of Riyadh have jurisdiction over any dispute arising from these terms or the service. This does not remove any rights you have under the mandatory consumer laws of the country where you live. Before going to court, please contact us so we can try to resolve the matter together.
If any part of these terms cannot be enforced, the rest still applies.
Changes to these terms
We may update these terms as the service changes; the date at the top shows the current version. We will tell account holders about significant changes by email or in the app before they take effect. If you keep using the service after a change takes effect, the updated terms apply. If you do not accept them, you can cancel your plan and delete your account.
