Every property, priced and checked in one place
Price each property against its own market, see them side by side in the portfolio, and get an alert when a night needs a look.
One table for the whole portfolio
The portfolio prices every property for the next 7, 30 or 60 nights exactly as its own calendar does, and sets them side by side.
- Booked share
- From linked calendars and the nights you enter. A property with neither says “Not recorded” rather than showing 0%.
- Open nights and rates
- The open nights in the window and the average recommended rate across them.
- Sample freshness
- How many priced nights rest on a fresh market or comp set sample, and the oldest sample behind an open night.
- Calendar sync
- Each iCal link’s status and its last good sync.
- Pace against the market
- Each property’s booked share against the market’s for the same nights: behind, on pace or ahead.

Alerts that say what to fix
Five checks run across every property, each with a one-line reason and the action to take, and a dismissed alert comes back only if the problem reaches other nights.
- Priced above the market
- An open night in the coming week priced above the top quarter of its fresh sample.
- Calendar out of date
- A linked calendar whose last sync failed or is more than 24 hours old.
- Gap nights
- One or two open nights between bookings that the gap rule did not discount.
- Thin samples
- More than half of the next 14 priced nights without a fresh sample of their own.
- Stuck at a limit
- Five or more of the next 14 open nights at exactly the minimum or maximum rate.
Switch on the weekly digest and every Sunday morning it emails each property’s open nights, its pace against the market and the alerts you have not dismissed.
Occupancy against the market
An optional rule compares each property’s booked share of the next one to four weeks with the market’s, and moves open nights by 0.5% for every point beyond a 5-point band, up to 15% either way by default.
- Off until you switch it on
- Choose the window, the band and the most it may raise or lower a night, up to 30% each way. Your minimum and maximum still apply.
- It stands aside when it should
- While the market is still collecting, stale or thin, or when a property has no recorded bookings, the rule does nothing and each night says why.
Market pace in Dubai is still collecting: 2 of the 7 days of snapshots it needs so far. Until then the rule leaves prices as they are.
A comp set for each property
Each property keeps up to 15 hand-picked competitors with their latest asking prices for the next 30 nights, and can be priced from them when at least three have a fresh price.
